Tasmanian First Home Buyer Stamp Duty Exemption Closing 30 June 2026

Tasmania’s First Home Buyer Stamp Duty Exemption for established homes is currently scheduled to close on 30 June 2026.

For eligible first-home buyers, this is an important date to note. The State Revenue Office Tasmania has confirmed that eligibility is linked to settlement, not simply the contract date. This means eligible purchases must settle on or before 30 June 2026 to qualify.

As stated by the State Revenue Office, “The 100 per cent Duty Exemption between 18 February 2024 and 30 June 2026 is not available for transactions settling after 30 June 2026.”

This is especially relevant for purchasers who are already under contract, but whose settlement is scheduled after the expiry date. Even if a contract was exchanged before 30 June 2026, the exemption may not apply if settlement occurs after the program concludes.

The exemption currently applies to eligible first home buyers purchasing an established residential property in Tasmania with a dutiable value of $750,000 or less, subject to State Revenue Office eligibility criteria and residency requirements.

For first-home buyers, the end of the exemption will significantly affect their purchasing power. On an established home, the return of stamp duty after 30 June 2026 would add an upfront transaction cost that buyers may need to fund alongside their deposit, legal fees, finance costs and other purchase expenses. For some purchasers, this could reduce their available budget or narrow the range of properties they can realistically consider.

This change also comes as first home buyer support is being scaled back in Tasmania. The First Home Owner Grant is now $20,000, down from the current $30,000 setting. From 1 July 2026, established home buyers may lose access to the duty exemption, while eligible new home buyers will receive a smaller grant. For buyers, this means upfront costs may increase and borrowing power may be more constrained, particularly for those already close to their budget limit.
