Granny flats are becoming a more relevant part of Tasmania’s housing conversation. The Tasmanian Government has proposed increasing the maximum floor area for a secondary residence from 60m² to 90m². Consultation closed on 25 July 2026, with 18 representations received. The feedback will now be considered by the Tasmanian Planning Commission.
More practical secondary residences
The proposed increase would allow for larger, more versatile secondary dwellings and is intended to broaden the housing options available on existing residential land. The draft amendment also seeks to provide greater clarity around what qualifies as a secondary residence.
That could make these homes more practical for adult children, older family members, carers or other household arrangements where independent living and proximity are both important. The Government has specifically identified these groups as potential beneficiaries of the reform.
A medium-density housing opportunity
As Tasmania’s cities and towns grow, increasing housing supply does not always need to come through new subdivisions or larger developments. Secondary residences can provide a more gradual form of infill, allowing established residential areas to accommodate more people while making better use of existing land, services and infrastructure. The proposed change supports a broader move towards more diverse housing options within the neighbourhoods we already have.
For suitable properties, the proposed increase to 90m² could make an additional dwelling a more practical option and increase the housing potential of residential land that may otherwise remain underutilised.
What should owners consider?
The proposed 90m² limit is not yet final, and a larger allowable floor area does not mean every property will be suitable.
Planning and building requirements, access, services, privacy and the way the secondary residence relates to the existing home will still matter.
For property owners, the opportunity is ultimately about flexibility. A well-considered secondary residence may allow an existing property to accommodate more people, adapt to different stages of life and make more effective use of the land already available.
